10 questions to ask before hiring any tradesperson
The exact questions to ask before you book a tradesperson — covering price, guarantees, insurance, references, and what to do if it goes wrong.

Most disputes with tradespeople come from one of two things: the price wasn't agreed in writing, or the scope wasn't clearly defined. These ten questions take five minutes and prevent the vast majority of problems.
1. Is the quote fixed or an estimate?
An estimate can change. A fixed quote is binding (within reason). Always confirm in writing which one you're getting.
2. What's included — and what isn't?
Materials, waste removal, scaffolding, certificates, VAT, making good (re-plastering, redecorating). Each one can add £200–£2,000 to the final bill if not included.
3. How long will it take?
Get a start date and an estimated finish date. For larger jobs, a written schedule with milestones is reasonable to ask for.
4. Are you insured?
Public liability of at least £2 million is standard. Ask for a copy of the certificate. If they damage your property — or worse, a neighbour's — uninsured trades leave you covering the cost.
5. What guarantee do you offer?
12 months on labour is standard. Specialist work (roofs, damp proofing, insulation) often comes with 10–25 year manufacturer-backed guarantees. Get the warranty terms in writing.
6. Do you have recent references in my area?
Two or three recent local jobs you can ring for a 30-second chat. A good tradesperson will have these ready.
7. Will you take a deposit, and how much?
0–25% is normal for jobs that need materials ordered. Anything over 50% upfront is a red flag.
8. How do you handle changes (variations)?
Mid-job changes happen. Agree how they'll be priced and signed off (always in writing) before any work changes.
9. Who's actually doing the work?
If you're hiring a firm, ask whether the person quoting will be on site or whether they're sending a team. Both are fine — just know what you're paying for.
10. What happens if I'm not happy?
Reputable trades have a complaints process and will return to fix issues at no charge within the warranty period. Membership of a trade body (Federation of Master Builders, NICEIC, Gas Safe, TrustMark) gives you a formal route to escalate.

Almost never. Aim for the middle of three quotes from tradespeople with verified reviews and proper insurance. The cheapest is usually cheap for a reason.
What if the tradesperson asks for cash?▾
Cash is fine for small jobs, but always insist on a receipt or invoice. Avoiding paperwork usually means avoiding accountability — and it leaves you with no recourse if the work fails.
